- BHSE has commenced redeveloping the site that it owns at 9 Derby Road, East Cliff, Bournemouth BH1 3PX on 14.12.09. Click here for map.
- This was made possible with the help of a grant of £2.15 million from the Governments Homes and Community Agency (HCA), BHSE own resources, a bank loan and a successful planning application made to Bournemouth Council that was granted number 7-2009-8241-U dated 3.8.09.
- There is signage on site to give further information and point passers by to the BHSE web site and telephone number.
- The development is being built by "ROK" and is intended to be called Flats 1 to 31 Craigleith, 9 Derby Road East Cliff Bournemouth BH1 3PX.
- There will be 24 x 1 bedroom, 2 person, self contained and 7 x 2 bedroom, 3 person, self contained apartments for rent. They have been designed and will be built specifically for tenants who use wheelchairs and or who may need help getting in and out of bed (hoist) etc.
- The existing building on the site has already been secured and demolished. The old building is being replaced with a new purpose built building, that will include the 31 apartments on 4 floors (two passenger lifts serving all floors) for long term affordable rent with individual and communal facilities for the physically frail elderly (see new developments tab for more details).
- The apartments will be due for completion and occupation from February 2011 onwards.
- The minimum age of potential tenants (applicants) will be 55 years old. All applicants must have the mental capacity to enter into a contract and maintain the obligations of a tenancy agreement. In addition applicants must have suitable housing, care, and support needs and require/will benefit from the facilities provided at the development. In addition all applicants must have an acceptable local connection with Bournemouth to qualify to be considered.
- Arrangements are yet to be made with the local Authority Housing and Social Services Departments to determine and agree a process for how vacancies will be allocated. Those discussions are unlikely to start until the spring of 2010. It is anticipated that there will be a panel set up who will consider the most suitable applicants and prioritise them to be considered for vacancies. That panel will most likely include representatives from the Council Housing and Social Services Departments and BHSE with possible representation from the Primary Care Trust of similar body.
- BHSE have the right to make the final determination as to who is allocated and will look to maintain its own waiting and transfer list in the hopefully rare circumstances when there are insufficient applicants agreed by the panel to fill vacancies in a timely manner.
- Rents will be charged weekly in advance every week. The initial rents for the first lettings of all apartments will be set at around £82.33p per week (plus service charge and support charge) for the 1 bedroom 2 person apartments and £93.43 per week (plus service and support charge) for the 2 bedroom 3 person apartments. Any apartments that are subsequently re-let after that time will have the rents charged at the prevailing government regulated rents and the additional service and support charge in force at that time.
